A Happy New Year For Short Sales in 2013

Another year of short sales in San Antonio

It’s going to be another great year to sell your house for cash if you’re underwater and can’t make any more house payments. Even if you’re up to date on payments, you may still want out from under your too-high mortgage. If this is the case, we have reason to celebrate this week.

The great news for all homeowners: the fiscal cliff fiasco has been postponed for awhile. The new law congress voted in on January 1st includes an extension of the  HAFA tax relief stipulation that says the forgiven amount on a short sale will not be taxed as income by the IRS. This is exactly what many homeowners were waiting for. We have one more year to get these sales done, so now you can breathe a sigh of relief and get organized to sell your house in San Antonio once and for all.

Let’s assume a few things: You’ve already contacted Markette Properties — your buyer — and are ready to sell your house at a lower price for cash. Here are two reasons the pot gets even sweeter…

A proven San Antonio short sale team does everything for you

With 12 years of real estate experience in San Antonio, Markette Properties has already done this work for you. We’ve worked with the banks and know “their ways.” That means you never have to deal with them on your own. We work on behalf of you, the seller. Since we have a team in place to support all the different roles and functions of the short sale process, you’ll never need to search for a realtor, a contractor, and estimator; not to mention a buyer! We are a one-stop shop working for you.

Short sale incentive programs by major banks and lenders

Imagine having cash to pay off liens, assist with moving expenses, etc.! Let’s explore some of the biggest mortgage companies and the incentives they may offer if you have your mortgage with them.

Bank of America: (866) 880-1232 One of the most generous of the major home lending banks, B of A has a program called the Cooperative Short Sale Program. If you are eligible for this program and if you qualify, you could get between $2,500 and $30,000 cash to relocate.

The important thing to know about this program is that B of A needs to give approval before your house goes on the market. You don’t qualify if you’ve already listed your house. Sounds crazy, right?

This is a case where working with experts will streamline the whole confusing process. With a short sale, you contact us first and we’ll take all the steps — in the right order — so you can sell your house quickly. Once Markette Properties negotiates a go-ahead for a short sale with B of A, our licensed Real Estate Agent lists your house and our team clears the way for the quickest closing, on your behalf and with your approval.

CitiMortgage: (866) 272-4749 Citimortgage average incentive could be around $12,000 in cases where Citi owns the loan.

Wachovia: (888) 442-6968 Mainly servicing California homeowners, this bank is known to initiate the short sale process by proactively contacting eligible homeowners. Their incentive is between $3000 and $5000.

Chase: (866) 209-1720 In a short sale where your originating loan is with Chase, “you could still be responsible for the difference between the mortgage balance and the sale amount.” However the incentive may be as high as $45,000; it’s worth investigating!

If your loan is serviced by one of these, or another bank, call us and we’ll find out what incentives they offer for short sales in 2013. Remember that banks want to avoid foreclosure as much as you do! A short sale in many cases is a win-win for both the lender and the homeowner.

Markette properties excels in short sales and other creative ways to sell your house fast. Short sales exploded in popularity nationwide last year. We’re predicting they’re about to get bigger and could be right for many San Antonio homeowners who struggle with their house payments, but they’re not the only solution. We can help you decide what to do and how to get started. We’ll even buy your house. What could be easier?

If your house is underwater, I advise you do some research. There’s a lot of information available online (probably so much, it’s confusing) but your situation is unique. San Antonio housing market is unique, and your originating loan is unique. Let us help you figure all this out. We look forward to your call.
